Stage 1
The first step is finding the Open Market Value of your Property. Best Properties provide an honest appraisal of the Open Market Value of your property. (We will not over value property just to obtain your listing on our books). Best Properties Valuations are Free and provided at our clients convenience.

Stage 3
Best Properties is marketing strategies are tailored to the individual needs of our clients. We provide a simple Pamphlet to our clients advising them on how to maximise the potential of their property and to overcome common mistakes and pitfalls. Notice for Viewings and feedback from Viewings will be discussed and analysed with our clients, and improvements are made as necessary. Best Properties Marketing strategies will utilize all the marketing tools available to gain maximum exposure for our client's properties. Qualified Estate Agents will conduct viewing at all times.

Stage 5
Once Contracts are Exchanged and signed the Sale of your property is legally Binding and you must decide on a Closing Day. The Closing Day is the day your property must be vacated by you. For our client's convenience we will hold the keys and only release them to the purchaser when your solicitor advises us that all monies have been received. Best Properties Fee becomes payable and is taken from Deposit held by Best Properties with the balance being forwarded to your solicitor.

Stage 2
Best Properties Residential Fees is set at 0.5%* which means the hassle of negotiating better fees is eliminated for our clients, knowing they have the Best deal possible. The property particulars are drawn up using great care and attention to detail. Your instructions for us to sell will be confirmed in writing, as will details of our competitive fees and our terms of business. Best Properties operates as No Sale No Fee unless otherwise stated in terms agreed to in writing

Stage 4
Once an offer is made on your property it relayed and discussed with you. Once you accept an Offer it becomes Subject To Contract. Thus your property becomes Sale Agreed and a booking deposit is accepted by Best Properties from the prospective purchaser, usually 1% of Accepted Offer. Best Properties will keep you fully updated on all the details of the transaction. If there is a chain involved we will keep in touch so we can advise of progress and any problems, which may arise. At this Stage the of the selling process you as the seller may still pull out of the sale as it has not as yet become legally binding.
